6 Items Every Roofing Contract Should Include

So, you’ve met with a few roofing companies, gotten estimates, and chosen the best company for the job. But before you sign the contract, you need to make sure you know everything about the project. That way, you are covered no matter what happens. At a minimum, your roofing contract should include the six items below.

1. Payment Terms

The contract should outline how payments are handled. This should include the down payment, installments, and the final payment. If you are paying with a loan, that information should also be in the contract.

2. Materials Specifics

You picked out shingles to match your home’s exterior, so double check that the brand name, product name, and your color choice are in the contract. Other products going into your new roof should also be identified such as the decking, underlayment, ice/water barrier, flashing, and insulation if applicable.

3. Change Order Provisions

Sometimes, things come up during the project that the roofer didn’t our couldn’t see beforehand, such as a piece of water damaged decking. Or, you could change your mind on an aspect of the project. This will likely result in extra charges, so the procedure should be noted in the contract beforehand.

4. Lien Release

This will protect you, the homeowner, from liability if the roofer fails to pay their subcontractors. Or, if the roofer fails to pay the material suppliers for your project. While it isn’t likely to happen, this is a safeguard that you absolutely need in place.

5. Termination Clause

If the contract terms are violated, you or the contractor could end the agreement. This clause should spell out the reasons why termination could happen.

6. Warranty Information

There are two types of warranties, the manufacturer’s warranty that covers the materials (if they are installed correctly) and the workmanship warranty from the roofing contractor that covers the installation. If your roofing contractor does not offer a workmanship warranty, you shouldn’t sign the contract.
